What were your motives for applying for a position in a Real Estate Private Equity fund?
Before applying to
the Real Estate branch of a private equity fund, I had already completed a
9-month internship in an LBO fund . I knew that working in an investment fund
appealed to me. This job reconciles a qualitative dimension , which is found in
the need to study a market in depth, to understand how it works, to analyze
growth drivers, and a quantitative dimension in the development of models.

investment opportunity, in order to write an investment thesis.
So, after discovering the LBO, I wanted to discover another area
of investment, and I thought real estate could be interesting. I was not at
all an expert in the sector before joining the fund, but I was determined to
better understand the issues related to investment in real estate.

The Accounting team deals with accounting and finance issues
(transfer of funds, valuation of assets for example).
As a junior, I had
the opportunity to work with both the Acquisitions team and the Asset
Management team. According to the team I worked with, I had to:
Create valuation models for an investment opportunity
(sensitivities on purchase price, sales and initial leverage, development of
financing plans, realization of benchmarks for the selling price).
Write summaries on a particular market (current status,
historical and projected KPIs, brokers' opinions on medium-term prospects).
Update summary tables of tenants of a real estate asset.
Prepare quarterly portfolio reviews : valuation of assets and qualitative data on
the asset and its market.
